We charge 1.2% of the agreed price of the agreed sale price, plus VAT, payable on completion. No withdrawal fee and no tie-in beyond twelve weeks.

Valuation

An hour at the house and a written figure within two working days. We look at what has actually sold nearby, not what is optimistically listed. No obligation to instruct us.

Photographs

We shoot each room and grade it to the bearing its window faces, so the plates online match what a buyer will find when they stand in it. A south room reads warm; a north room reads cool; neither is faked.

To market

Particulars, floorplan, EPC and the aspect of every principal room. Listed the same week, on the portals and here.

Viewings

Accompanied, at the time of day the house is at its best where we can. We tell the buyer which way the rooms face before they arrive.
