Letting your home, looked after properly
We manage 310 homes across Halbourne. Our landlords hear about a problem before it becomes a bill, and our tenants hear the truth about a home before they sign.
Two ways to let with us
Both start with a free rental valuation. Neither has a set-up fee.

Letting questions
Buying
Do I need a mortgage in principle before I view?
Not to view. To have an offer put forward we ask for a mortgage agreement in principle or proof of funds, because a seller will choose a proceedable buyer over a slightly higher one.
How do I make an offer?
Call or email the person who showed you round. We put every offer to the seller in writing the same day, with your position (chain, mortgage, timescale) alongside the number.
Is the stamp duty figure on your listings exact?
It is an estimate from the current HMRC bands for England and Northern Ireland. Your conveyancer confirms the final figure; reliefs and surcharges depend on your circumstances.
Can I view in the evening or at the weekend?
Yes. We hold viewings seven days a week, including weekday evenings until 7pm, and Sundays by arrangement.
What happens after my offer is accepted?
We take the property off the market, send the memorandum of sale to both solicitors within 24 hours, and call you every week with where things stand until completion.
Selling
How much do you charge to sell a house?
1.2% of the agreed price plus VAT, paid on completion. There is nothing to pay up front, no withdrawal fee, and nothing at all if the house does not sell.
How long am I tied in?
Twelve weeks. After that you can give notice at any time with no fee. Most of our homes are sold subject to contract within four weeks.
How do you decide the asking price?
From completed sales nearby, not from what other agents have listed. You get a written valuation within two working days with the comparable sales it rests on.
Who does the photographs and floorplan?
We do, in daylight, on a day that suits the house. A measured floorplan and the EPC are included in the fee.
Do you do viewings or do I?
We do every viewing, and the person showing buyers round is the valuer who knows the house. You get written feedback the same evening.
Letting
What does full management cost?
9% of the rent collected, plus VAT. It covers finding and referencing the tenant, the deposit, rent collection, repairs, two inspections a year and every compliance certificate.
What will I pay as a tenant?
A holding deposit of one week’s rent, then the first month’s rent and a deposit of five weeks’ rent. No admin or referencing fees: they are banned, and we never charged them.
Where is my deposit held?
In a government-approved deposit protection scheme within 30 days of payment. We send you the certificate the same week.
Can I have a pet?
Each landlord decides. Listings say “pets considered” where the landlord has agreed in principle; ask us and we will put the request forward in writing.
Who do I call when something breaks?
Our office, or the out-of-hours line for emergencies. On managed homes we arrange the contractor; you do not deal with the landlord directly unless you want to.
