Riverside is the strip between the river path and Station Road. Until 2015 it was mostly the maltings and a builder’s yard; now it is the one part of Halbourne where you can buy something new.
Two kinds of home
The first is the new-build apartment. Riverside Quarter (2020) and Maltings Court (2017) between them have about 240 flats, most with two bedrooms, a lift and allocated parking. They sell to first-time buyers and to investors, and they let well.
The second is the lanes. Tanner’s Lane and Ferry Row are narrow streets of painted two-up two-downs that pre-date everything around them. They sell slowly, because there is no parking, and then all at once, because they are the prettiest houses in town for under £300,000.
What it costs
Our Riverside sales averaged £268,000 over the last year and took 27 days to agree. New two-bed flats resale at £270,000 to £295,000; the lane cottages at £255,000 to £310,000.
A two-bed apartment lets at £1,150 to £1,250 a month, which puts gross yields at around 5%. Service charges in the new blocks run between £1,300 and £1,700 a year; ask us for the last three years’ accounts before you offer.
Worth knowing
The river floods the path about once a winter; none of the buildings has flooded, and the Environment Agency map puts both blocks in zone 1. Check with your insurer anyway. The footbridge puts the station eight minutes away on foot.
